Why your aerobic septic system needs a licensed maintenance provider

Most newer homes on smaller rural lots across Montgomery County run on an aerobic treatment unit (ATU), a septic system that pumps air into the tank to break down waste, then sprays treated effluent across your yard. These systems are common throughout the subdivisions around Lake Conroe, along the FM 1488 corridor, and out toward Willis, Montgomery, Magnolia and Pinehurst. Unlike an old conventional system, an aerobic unit has moving parts: aerators, effluent pumps, floats, sprinkler heads and a control panel, and Texas treats it as a system that must be professionally monitored.

The rule you're required to follow: Under Texas Health & Safety Code 搂366.0515 and 30 TAC 搂285.7, every aerobic treatment unit must be covered by a maintenance contract with a TCEQ-licensed maintenance provider. Your system has to be inspected and a report filed at least once every four months (three times a year), and those reports go to Montgomery County Environmental Health as well as to you. (The three-per-year schedule can drop to twice a year only if your system has approved electronic remote monitoring.)

When a home is built, the installer usually bundles an initial two-year maintenance contract. Here's what catches most owners off guard: once that initial contract runs out, it's on you to renew it, and it stays your responsibility for the entire decades-long life of the system. Miss the renewal and you're out of compliance, which is how a lot of Montgomery County homeowners end up with a violation notice in the mailbox. We make staying compliant simple: we hold the contract, keep the inspection schedule, file the reports, and tell you in plain English what your system needs.
